If you have a home to sell and are eligible, we could buy your home, offering fair market value - leaving you free to buy one of ours.
95% mortgages are back with NewBuy
Providing you can put down a deposit of 5% you could move into your first Ward home weeks from now. Your home will be 100% yours as NewBuy isn’t a shared ownership scheme.
NewBuy is available to anyone buying a new home in England or Scotland - and could help you own a home up to a maximum value of £500,000 in England, or £250,000 in Scotland.
How does it work?
Step 1 – Get started
If you are eligible to apply we’ll introduce you to an independent mortgage adviser to go through all your NewBuy mortgage options and get the ball rolling.
If you have a home to Part Exchange we’ll also introduce you to a Sales Adviser who will tell you if your home qualifies for the scheme.
Step 2 – Choose
We’ll arrange two independent valuations for your current home if you have one. We’ll then make you a firm offer that will be based on a sale of your existing home within 8-10 weeks.
If you’re happy with our offer, you select the Ward home plot you’d like to fix the price. You may need to pay a £500 reservation fee.
Step 3 – Apply
Complete your application(s) for Part Exchange and NewBuy. Once they’re approved, you’ll receive a letter confirming that you’re ready to go ahead.
Step 4 – Approve
Once you receive an authority to go ahead with your purchase you can submit your full mortgage application. In the meantime, we’ll get in touch with your solicitor.
Step 5 – Complete
When you’ve got your formal mortgage offer and a valuation you’ll be given permission to exchange contracts. Your solicitor will help you do this. You can then ‘complete’ on your sale and/or your purchase and look forward to receiving the keys to your brand new Ward home.
